FOX FUTURE PROJECT SUMMARY UPDATE

The Fox Studio has begun the process for seeking approval of a new land use development plan for the studio property between Pico and Olympic Blvds. which they refer to as “Fox Forward.”

As the proposed project involves many elements, some of which will have an impact on the environment requiring mitigation if approved, the project is undergoing a formal environmental review process under the California Environmental Quality Act (CEQA) that will result in the production of a Draft Environmental Impact Report (DEIR) and a Final Environmental Impact Report that fully describes the project and reflects consideration of project alternatives and of any public comments received in response to the DEIR.

The first step in the environmental review process was the release of an “Initial Study” which is posted on the City’s project page along with its Appendices:   https://planning.lacity.gov/development-services/eir/fox-future-project .  Also on that page is the link to the project’s Notice of Preparation (NOP) which was issued in advance of the project’s “scoping meeting” held Feb. 24, 2024.  The scoping meeting, provided members of the public the opportunity to suggest areas of study to be included in the project’s DEIR .  A recording of that meeting is also available from the same project webpage noted above.

A project overview shows that in addition to the 1,805,056 square feet of existing studio uses, the project seeks to add 2,092,348 square feet of new construction.  The project seeks a zone change for a portion of the lot as well as a Specific Plan Amendment to the Century City South Specific Plan, and a General Plan Amendment.  They seek to modify existing Q Conditions that were established when the lot was last renovated—including a height limit.  A new entry gate to the studio is envisioned from Olympic Blvd. where Century Park East now ends at Olympic. A Main Conditional Use Permit is being sought for the on-site sale and consumption of alcoholic beverages.  The project will also require a Parcel Map for the subdivision of one lot into two ground lots, and a haul route for the export of up to 669,127 cubic yards of soil.

Two new high-rise office buildings are proposed – one on Avenue of the Stars and one on Olympic Blvd.  Thirteen new sound stages are to be built.  Sound stage buildings are proposed to have new four-story office structures associated with  them.  A new parking structure would be located off of Olympic Blvd. adjacent to the new proposed studio entrance gate.

We await the release of the Draft EIR document which we will need to review in detail.  WSSM will then submit written comments in response which Fox will need to respond to in the Final EIR.  All stakeholders may submit comments.  If you would like to assist in the review of the DEIR, please let us know.  Write to info@wssmhoa.org SUBJECT: FOX DEIR REVIEW.
